Hays have been engaged exclusively by a Global Investment Manager to appoint an Investment & Transaction Manager. Our client holds a portfolio north of $8billion in assets under management and eager to capitalise on current market conditions, embarking on an aggressive growth strategy. Our client has owned and developed a myriad of projects, whilst having won a plethora of awards over the years. This is a rare and exciting opportunity with complete ownership of the Groups’ growth mandates in Australia.
Your new role
As the Investment Manager, reporting directly to the Group Directors you will play a critical role in driving the organisations’ growth strategy with a clear focus on acquisitions through their own balance sheet or via Joint Ventures targeting assets within $100M to $400M. This is a national role with particular focus on Melbourne & Sydney markets within Office and Logistics sectors.
Your responsibilities will include, but are not limited to the following:
- Source suitable investment opportunities in-line with business growth strategy.
- Evaluate investment opportunities and generate the key outputs required for effective assessment and underwriting.
- Liaise with Group Finance team to ensure financial models are accurate and updated.
- Research and analysis of sectors, markets and real estate trends.
- Providing research data supporting the key underwriting assumptions.
- Preparation of Investment Committee papers.
- Drive execution of transaction due diligence including legal, tax, and the coordination of external consultants and advisors.
- Co-ordination of transaction documentation and co-ordinating with external financiers and Group Finance to secure and access funding within required timeframe.
- Setup, maintenance and handover of all necessary data files to development, finance, asset management and other required groups on close to ensure effective delivery of project and asset plan.
- Updating the Investment models, co-ordinating with designated support teams, to track investment performance at an asset and venture level.
- Preparing financial analysis, reports and Investment Committee papers in support of key asset and venture level capital events and investment decisions.
- Oversight of annual fund budgets.
- Oversight of accurate portfolio/fund modelling to support investor analysis.
- Preparing & verifying marketing and due diligence materials for capital raising initiatives.
- Leverage and grow network of agents, investors and financiers.
What you'll need to succeed
- Degree in Business/ Finance / Real Estate or equivalent.
- Minimum 7 years experience in Commercial Real Estate.
- Self-motivated, resourceful team player with ability to resolve issues independently.
- Result-oriented and able to work under pressure in a fast-paced environment.
- Strong communication skills and able to navigate with different stakeholders.
- Strong financial acumen with understanding of valuations.
- Current or prior experience as an Investment/Transactions Manager, Senior Analyst or Valuations will be highly advantageous.
- Strong network within the property industry so you are able to hit the ground running.
