State Development Manager

As State Development Manager, you will have the exciting opportunity to build from scratch and drive the operations of Spectrum in Queensland. We are looking for someone who fundamentally embodies our values, is highly autonomous and has the ability to identify and secure deals. This role will be particularly centred around deal flow, and you will be responsible for building and maintaining the overall pipeline for Spectrum’s expansion into QLD. 

 

As DM, you will be accountable for the entire project lifecycle while managing and growing the business’ reputation and position in the market. You will create and maintain exceptional communication and relationships with key people in our business such as consultants, councils, retailers and property owners. The optimal candidate will possess awareness of their impact on all parties involved, and make informed decisions based on the best positive outcome for all stakeholders. In this sense, we are looking for someone who is motivated by positive social and environmental outcomes, as opposed to maximising profits.

 

As well as managing the QLD portfolio, you will be responsible for overseeing all business operations in the state, including marketing, administration, and market research. You will have the ability to report on all project and business metrics effectively and accurately to the Board of Directors and provide detailed recommendations and strategies to improve business performance.

 

As State Development Manager, you will be responsible for:

  • Leading state-wide market research to target and identify areas with a need for convenience retail.
  • Conducting detailed analysis of regional and suburban markets, as well as leading the identification of sites with both new-to-industry and reposition potential.
  • Managing the highest and best use of identified sites, and identifying a mix of single, multi, neighbourhood and JV projects. This will include TIU designs, and thus, candidates must be vigilant in recognising optimal tenancy mixes.
  • Entering, managing, negotiating, and finalising commercial negotiations with external stakeholders, ensuring the best commercial outcome is balanced with our brand principles and project objectives. 
  • Managing customer variations, communications, inspections, settlements, and maintenance.
  • Managing the preparation of lease documents in conjunction with the legal team.
  • Establishing a considerable pipeline for our QLD project delivery team.
  • Supporting the delivery of the QLD portfolio throughout the entirety of the project lifecycle.
  • Managing legal, regulatory, and other industry matters and proactively provide recommendations and solutions.
  • Identifying/managing risks and opportunities to optimise outcomes.
  • Establishing new and maintaining existing relationships with clients and consultants to support ongoing project management.
  • Creating and monitoring project feasibilities.
  • Accurately and effectively report all business and project operations to the Board of Directors.
  • Mentoring and guiding Assistant Development Managers through the entire development lifecycle.

 

To be successful, you must:

  • Have an established network of industry contacts, supported by your ability to manage strong relationships.
  • Have a tertiary qualification in the property industry, or relevant areas.
  • Have at least 5+ years’ experience in the commercial development industry, or similar area.
  • Have a proven track record in identifying and delivering retail developments.
  • Have the ability to work in a fast-paced environment and meet strict deadlines.
