Cushman & Wakefield are looking for a Corporate Property Manager to join the team working on a high profile banking client.
About The Role
- Provide a high quality property management service across the portfolio
- Manage and act in the best interest of the client at all times.
- Manage and exercise real estate deliveries for Corporate revenue tenants, ensuring vigilant lease management and favourable outcomes, through managing landlord relationship, Revenue Tenant relationships, outgoings reconciliations, rental payments, etc.
- Advise and support internal and external clients providing high level Property Management expertise.
- Deliver ongoing performance and compliance reporting following contract and functional obligations.
- Responsible for the preparation of yearly revenue budgets, review of quarterly revenue forecasts and monthly revenue variances
- Ensure database integrity and action items on the data exceptions report weekly for the Corporate Revenue portfolio.
- Assist the Corporate Manager when required
- Raising ad- hoc invoices for all sundry Corporate Revenue tenant charges(accounts receivable). verifying all landlord sundry recovery charges are valid and correct
- Processing of all leasing instructions of new leases / termination etc each month
- Preparing, reviewing and approving the Corporate Revenue rent roll each month and providing comments for rent roll variances
- Arrears Management including chasing debtors for payment
- Articulate and live the Cushman and Wakefield culture, set an example by modelling the required behaviours and hold others (employees and peers) accountable for their actions by identifying and acting on behaviour which is inconsistent with agreed standards.
- Facilitate and/or assist with leasing inspections
- Liaison between the Corporate Revenue Tenant and Landlord for any base building maintenance issue
- Monitor all Corporate Revenue Tenant car parking arrangements.
- Ensuring all landlord communication/notices are provided to all Corporate Revenue tenants.
- Assist the Tenancy Operations Manager and Tenancy Operations Coordinators for the Corporate Sites when required
About You
- Commercial or retail real estate experience.
- Demonstrated ability to manage relationships in particular with lessors and tenants preferred
- Customer service focused culture
- Demonstrated ability to manage budgets and provide timely and reliable management reports preferred.
- Understanding of basic accounting and business principles essential.
- Good understanding of lease structures and provide financial and lease interpretation advice
- Tertiary qualification in property or finance and accounting related discipline essential.
- IT proficiency in the Microsoft suite of office packages essential.
- Property Management Software Experience (MRI / JDE / Yardi / Argus / Cougar) preferred
- Able to work independently and also as part of a wider team culture
- Ability to meet deadlines and multi-task.
- Strong attention to detail and the ability to work collaboratively in a high performance environment
- Initiative to take ownership of all issues
- Leadership qualities for navigating complex property issues
